Explore Georgetown's Inner Space Cavern This Summer

Georgetown Caverns

There's a lot to explore in Georgetown, TX, a small city about 25 minutes north of Austin. Georgetown offers sweeping Texas Hill Country scenery, picturesque lagoons along the San Gabriel River, and a downtown district that has been called the "Most Beautiful Town Square in Texas."

But Georgetown's most enticing landscape may be deep underground. Join us as we explore the unique world of Inner Space Cavern, one of Texas' largest cave systems, located just minutes from these Georgetown homes for sale

A Hidden World

Like many cave systems, the undergrown labyrinth now known as Inner Space Cavern was discovered by accident. It was actually the Texas Highway Department that stumbled upon the previously-unknown cave system in 1963 while constructing an I-35 overpass.

During the process of regulation core testing, the construction crew inadvertently drilled into the cave eight times. Unable to find any other access to what they knew they had found, they drilled a 2-foot wide hole down 33.5 feet through the limestone bedrock, creating the first usable passage into the caves.

Exploring 'Inner Space'

Through that original borehole, dubbed the 'Discovery Hole,' scientists began exploring this brand-new cave system. A larger hole was subsequently created, but to this day, no natural entrance to Inner Space Cavern has ever been found.

We now know that all-natural entryways to Inner Space Cavern have been closed for about 14,000 years. But we are far from the only ones to have ever seen the caves, as Ice Age fossils of saber-toothed tiger, wooly mammoth, and giant sloth found within attest to.

At present, several miles of passageways have been explored, some of which are now open to the public. But the majority of Inner Space Cavern's unknown depths remain unexplored. Still, the small portion that we've been able to access has given us some truly amazing discoveries.

See for Yourself

Roughly 1.2 miles of Inner Space Cavern is open to the public and has been since 1966. Portions that are publicly accessible include winding passages and large, open 'rooms' adorned with striking cave formations. Drapery columns and a large room known as the Ice Cream Parlor are highlights of the cave.

A variety of tours are available. These range from simple walking tours to more advanced wild cave spelunking tours. Check out the official Inner Space Cavern website to learn more about the various options available to the public.

The basic cave tour is known as the Adventure Tour. It lasts about an hour and includes parts of the cave that are flat, fully illuminated, and open enough that one can comfortably walk upright. The slightly longer Hidden Passages Tour is a bit more physically demanding, taking visitors through newly-opened passages that are at times narrower and less developed. Wear closed-toe shoes and expect some uneven ground.

The most challenging and rewarding tour is the Wild Cave Tour. Lasting up to 4 hours, this tour involves hiking, climbing, crawling, and squeezing through tight spots but rewards visitors with an opportunity to experience parts of Inner Space Cavern that few ever see.

How to Create the Perfect Reading Spot

Reading at Home

Getting lost in a good book is a great hobby many people enjoy! Creating a peaceful space in our homes that is free of distraction where you can curl up with a good book is essential to our mental health and an excellent way to achieve mindfulness. It's also essential for kids to have a quiet place to read and learn.

Sure, there are many parks in Central Texas you can take your favorite summer reads to enjoy, but there's something special about reading at home and customizing your home to fit your favorite hobbies.

Creating reading nooks can also be a lot of fun as they make for stylish home accessories. Looking to add a reading nook to your home? Here are some tips from our real estate agents:

  • Make Use Of Unused Corners
A reading nook doesn't have to be elaborate. If you have an unused corner of a bedroom, simply add a comfortable chair, lamp, and table for the perfect reading nook. You may also want to prioritize bedroom corners located near windows in order to maximize natural light. Some of our favorite Rock Round homes for sale have comfortable reading areas in the corner of the bedroom.

  • Place A Bookshelf Nearby
Adding a small bookshelf to your reading nook helps to keep your favorite titles within reach, and it also allows you to show off your reading collection. Displaying books is easy -- you can invest in a small bookcase or install a floating shelf on the wall.

  • Create A Nook Under The Stairs
Living space underneath the stairs is often underutilized. Since this area is often somewhat cozy by design, it can be a great opportunity for a reading nook. Just add a couple of chairs, pillows, and lamps, and you've got yourself a comfortable place to read.

  • Go Outside
We often think of reading nooks as cozy indoor spaces, but you can also create one outside in the spring and summer. Perhaps you have an unused area of the deck or patio where you can add some comfortable seating and pillows. Gardens and greenspace also make for peaceful, private reading areas.

  • Transform A Closet
Some homes have excess closet space that can really be put to good use. If you have an extra walk-in closet that you're struggling to fill, you may be able to turn it into a reading nook. If it's large enough to support a couple of pieces of furniture, you can nicely stage the space.

  • Keep It Fun
Your nook should be a place that also inspires creativity. Hang your favorite art on the wall, and add some creative furniture or a statement piece that really speaks to your personality. It could be a nice antique table or your favorite knick-knacks.

  • Make It Comfortable
Comfort is the single most important element of any reading nook. No matter where you decide to build your space, you want it to be comfortable. Invest in a nice oversized chair, good pillows, and a soft blanket. our reading nook should be a place you long for after a stressful day.

Customizing your home is part of enjoying homeownership. Contact us today for more interior design tips and tips on finding the perfect home for your needs.

Staging Tips: How To Stage Your Kid's Room

Staging Tips

Selling a home while living in it can present challenges, especially if you have children. Potential homebuyers with kids may appreciate your special décor in the kids' rooms, but buyers without children may not relate. To attract more buyers, our real estate agents suggest home staging that removes personal touches and allows buyers to see themselves living in the home.

While it might be impossible to create a blank canvas in your kids' rooms, you can follow some staging tips that will interest buyers while they are looking at Lakeway homes for sale.

  • Declutter and Organize
Kids' rooms are usually filled with books, stuffed animals, and toys that cause the space to look cluttered and messy. While older kids may be better at picking up their toys and straightening up their rooms, young kids don't pay much attention to either. Whatever the age of your kids, it's essential to declutter and organize their rooms before you show your home.
    • Organize books and stuffed animals on shelves or bookcases

    • Place school supplies in baskets or colorful containers

    • Buy a toy chest for larger toys and large essentials

    • Store train sets, dolls, and action figures in clear plastic totes

    • Organize clothing in drawers and closets

    • Donate outgrown clothing and toys to a local thrift store

  • Remove Theme Elements
Many kids' rooms feature theme elements that can be overwhelming for potential buyers. Overloading the visual senses with things that don't appeal can send buyers right out of the room. Before you show your home, remove the Little Mermaid switch plates, Fairy Princess light fixtures, or Marvel Comic lampshades. Even if the potential buyers touring your home have kids, those kids might not have the same interests that yours have. If the room is painted with themed murals on the walls, consider painting over them or covering them with artwork or quilts that are less distracting to buyers.

  • De-Personalize the Space
De-personalizing the space is another way to help buyers see themselves living in your home. Put away personal items in your kids' rooms like family photos, school yearbooks, sports awards and trophies, and personal drawings and artwork. Pack these items in a box or clear container and store them in the garage. A buyer should be focused on the home, not on the people who live in it.

  • Let in the Light
If you're lucky enough to have several windows in your kids' rooms, open up the draperies or shades and let natural light into the space. Natural light instantly increases warmth and visual appeal in any room. If the room has small windows or no windows at all, consider adding a ceiling chandelier or pendant, wall sconces, or table lamps to increase brightness. Good natural or ambient light in a room makes the space feel larger, less cluttered, and more comfortable for daily activities.

If you're thinking about buying or selling a home in the area, contact us for available properties that fit your lifestyle and financial needs.

Athletic Leagues Throughout Round Rock

Round Rock Sports Leagues

If you live in Round Rock, you know the area has great weather and abundant recreational opportunities. It has a thriving park system that hosts many athletic leagues for just about every type of sport, age, and ability level. They'll help you keep active and social throughout the year as you meet others who enjoy the same sports. Whether you're looking for a league for yourself or for your kids, you'll find plenty to choose from.

Our real estate agents suggest checking out the following Round Rock Parks and Recreation Department athletic leagues to see if one or more is right for you:

  •  Sand Volleyball
  •  Cornhole
  •  Softball
  •  Youth Soccer
  •  Adult Soccer
  •  Volleyball
  •  Ultimate Frisbee - combines elements of basketball, soccer, and football
  •  Men's Flag Football
  •  Basketball

In some cases, you'll need to put your own team together in order to play, and in others, you can be placed on a team or added to the "free-agent list" when teams need someone to play. And your team will also need to provide its own equipment and referee in most sports. When you register for a particular athletic league, check for any fees involved as well as the time they play and/or practice.

You can also find sports to play in the following Round Rock athletic leagues:

Tips for a fun, successful team

If you're putting together a team, the following tips can help you make it a fun and successful one:

  • Meet new people - If you're joining the league as a free agent, it's a great way to meet new people! Be sure to get to know your new teammates and if you're new to the area be sure to ask for local recommendations.
  • Don't skimp on equipment - When you need to provide your own equipment, don't go too cheap. You could end up replacing it halfway through the season. And ask if the recreational facility can safely store your team's gear before and after games, so you don't have to lug it back and forth.

  • Get uniforms if they're not provided - In some sports, like volleyball, it's clear who's on each team, so you don't need a specific uniform. For other sports, like soccer, a T-shirt in a specific color and shorts will work fine.

  • Take team photos - Take some team photos early on before you forget, and ask a friend or spouse to take some action shots during a game. If the team gathers to socialize after the game, these can also make fun photos.

Contact us to see Round Rock homes for sale. We can share information about what makes this area such a special place to call home and help you find a new property close to the activities you enjoy.

The park is an award-winning public art installation that formerly resided on the grounds of Liberty Hill Middle School. It was the only International Sculpture Park in the world on school grounds. It is also one of the best-known Texas sculpture parks outside of the United States. The sculpture garden originated with a 1976 International Sculpture Symposium that was held in the town. Currently, there are 27 sculptures created by various artists from France, Germany, Italy, Japan, Canada, and the United States. In 1977, it was honored with a Texas Art Award. Its remarkable statues run the gamut from abstract to naturalistic sculptures. A variety of mythological motifs from North America and throughout the world are represented. Figurative sculptures incorporate ideas from Native North American cultures or pay homage to local plants and wildlife.

  • How Do You Get There?
The park is currently located adjacent to the Louine Noble Elementary School. Another convenient way to access it is by going through the Lions Foundation Park at 355 Loop 332. Both parks are free and open to the public.

  • Who Is in Charge of the Liberty Hill International Sculpture Park?
The Liberty Hill Development Foundation has been in charge of maintenance and safety for the park since 1991. It also collaborates with the City of Liberty Hill and the Liberty Hill Integrated School District (ISD), which has a long history related to the park. Texans and visitors from anywhere in the world are encouraged to donate for the upkeep of the park grounds and sculptures. You can donate funds directly to the park through the Liberty Hill Development Foundation, a local community nonprofit. Liberty Hill International Sculpture Park does not judge or accept donations of art from any artists, either affiliated or independent. However, the Liberty Hill Development foundation occasionally sponsors the Liberty Hill Symposium, which has been known to include art exhibitions.

  • What Else Can You See There?
Liberty Hill International Sculpture Park is well known as a venue for various public events. It has been used for live music, theatrical performances, historical re-enactment, and the Hot Air Balloon Festival, which was conceived and operated exclusively by volunteers from Liberty Hill Development Foundation.

How to Pick a Pet Sitter

    Pet Sitting Tips

Your pet is your best friend, so of course, you want to be there all the time. But sometimes, life gets in the way. Whether you're on vacation, in the process of moving, or out of town checking out Round Rock homes for sale, there are times when a trusted pet sitter is essential.

But of course, you can't let just anybody take care of your furry friend. You need to know you're working with the best. Our real estate agents have a lot of experience connecting their clients to great pet sitters here in the Austin and Round Rock areas, and we have a few useful tips for finding and choosing the right pet sitting service.

    1. Know Who Your Friends Are
A lot of us have reliable friends, family members, or neighbors who we often entrust with the care of our pets. If your pet has formed a bond with this person, then that's a great option. It's always best for your cat or dog to spend time with someone they know and trust, especially in your own home. But there are situations when this may not be an option. Perhaps you're traveling longer or more frequently, or you simply don't want to put pressure on your friends and neighbors. In that case, it may be time to consider a professional pet sitting service.

    2. Check Credentials
Anybody can say they're a pet sitter. That doesn't necessarily mean they're experienced and qualified. Real professional pet sitting companies should have a business license and be fully bonded and insured. Pet sitters should also have undergone a criminal background check and received proper training. Be sure to ask if they've been trained in pet CPR and first aid.

    3. Ask for References and Read Reviews
One of the best ways to determine if a pet sitter is right for you is to find out what others think. There's no substitute for firsthand experience. So it's always a good idea to ask a pet sitter for references, but you can also go deeper. Unbiased online reviews can shed a lot of light on how a pet sitting company is viewed by its customers. Keep in mind that one bad review shouldn't make or break someone—anybody can have a bad experience—but if you notice multiple past customers making similar complaints, that's a definite red flag.

    4. Do a Meet-and-Greet
It goes without saying that your fur baby and your pet sitter will have to get along! The first step is to schedule a meet-and-greet. Depending on your pet's personality, you may want the first meeting to take place outside of your home. This is especially the case if you have a very protective or high-anxiety dog. If the first outdoor meeting proves successful, the next step is to spend some time with your pet and pet sitter inside your home. You should be there for the first meeting, and if it goes well, perhaps schedule a short pet-sitting session before going on any long trips.

    5. Establish Open Communication
Communication between you and your pet sitter is key. You need to be able to reach them any time (and vice versa), especially while you're out of town. Make sure your pet sitter is comfortable with open communication and is willing to give you regular updates.

Moving to a new home always presents challenges, and finding the right pet sitting service is just one of them. Contact us today to learn more about how our team can help you find your dream home in Austin, Round Rock, and the surrounding areas.

Raised Bed Gardening: Tips to Get Started

    Garden Bed Tips

There are few projects as satisfying as growing your own food, and raised garden beds allow everyone to do that, even in a minimal amount of space. Our real estate agents can show you some exciting Round Rock homes for sale to house the garden you have wanted. With a little patience and a few simple steps, you'll soon be enjoying your own fresh produce, and nothing tastes better than the vegetables that come fresh from your own garden.

    • Select the Container
If you don't want to invest in expensive materials, consider materials you may already have or can easily acquire. Many people start with wooden pallets. Almost any container will do. A galvanized horse trough will work well, even if it has a few leaks and is no longer good for the purpose intended. If you want multiple beds that are all uniform, pre-made kits are easy to find at home and garden stores, some of which are on wheels so that you can optimize the sunlight.
    • Chose the Location
Select a spot with the proper amount of sun for the crop you are planting. Tomatoes, peppers, beans, squash, and cucumbers thrive in full sun for the entire day. Root vegetables, such as carrots, parsnips, and beets, need about half a day of sunshine to thrive. For shadier spots, plant leafy greens, such as kale and spinach. Take the time to do a little sun mapping before planting for the best results. Choose carefully because once you fill the bed with soil, it will be difficult, if not impossible to move, unless it is on wheels.
    • Determine Watering System
You may enjoy watering with a hose the old-fashioned way, or you might want to consider an efficient drip irrigation system. You can run a line directly from your water tap or rain barrel to allow you to water quickly and easily by simply turning a spigot.
    • Fill the Container with Soil
One of the advantages of a raised garden bed is that you won't need to worry about digging, rocky ground, or nutrient-poor ground. You won't find an article on raised garden beds that doesn't emphasize the importance of using the highest quality of soil your budget will allow. When purchasing garden soil by the bag, select products that support organic vegetables, after you fill the container about three-fourths full, top it off with compost. If you don't already have a compost pile, you can buy it at garden centers. This combination is important to fill your garden with rich nutrients and to hold moisture. To determine the amount of soil you will need, several suppliers offer online calculators that are very helpful.
    • Plant Your Crops
Of course, you'll have done your homework long before this point and decided what crops to plant and when to plant them. If you're planting from seeds, you may have already started germinating them inside and have seedlings ready to place in the garden. You'll have learned that Round Rock has a growing zone designation of 8. Many vegetables should be started indoors in mid-February to avoid frost. For later planting, consider transplanting seedling tomatoes, peppers, eggplants, fresh herbs, and more from your favorite garden center. The optimal growing season in this area runs from April 1st to December 1st.

Round Rock homes for sale are in the heart of beautiful Central Texas, just half an hour from Austin. Austin, famous as the "Live Music Capital of the World," has distinguished itself as one of America's leading cities for jazz. Every April 30th, it lives up to the name with its celebration of International Jazz Day.

While jazz was first born down in New Orleans, it did not take long for this uniquely American musical style to migrate from coast to coast. Its energetic and highly improvisational nature was perfect for Austin, which became a second home for many of the top legends who defined the original sound of jazz.

Among the memorable musicians who lived or played around the Austin area are such greats as Harold "Money" Johnson, Kenny Dorham, Jimmy Giuffre, Gene Roland, and Harry Babasin. What's more, the tradition of blues music in Texas, which predates modern jazz, lent its influence to many area bands.

Austin's unique musical tradition is given life every evening in the form of its world-class musical venues. That includes auditoriums that can seat thousands as well as warm and welcoming clubs where you can hear soulful sounds from jazz trumpeters and talented musicians. It's the perfect place for International Jazz Day.

When you want to hear the best jazz around, here are some places to look:

The Continental Gallery is a place with a long history. Back in 1955, the Continental Club was a swanky supper club. 7 Tips for Introducing a Pet to Your Home

    Austin Pet Tips

When moving to a new home or adding a furry friend to your family, a little preparation goes a long way in helping your pet better understand the boundaries and feel more comfortable in their new home. Our real estate agents know that homebuyers value the happiness of their four-legged family members when moving to a new property. Follow these tips to ensure a smooth transition when introducing your pet to a new home.

    1. Introduce Your Pet to the Home Ahead of Time
While it might not always be possible to take your pet to Round Rock homes for sale before your move-in date, ideally, you should introduce your pet to their new home ahead of time. Dogs especially benefit from a previous introduction to their surroundings. During this time, walk them around the neighborhood and their new yard.
    1. Keep Supplies in an Easy-to-Access Area
Whether you're welcoming a new pet or moving your pet to a new home, you'll want to make sure you have everything you need to take care of them. Some items to have on hand include toys, a leash, collar, food, treats, litter and litter box or poop bags, food, and water bowls, grooming supplies, and cleaning supplies for your floors. When moving to a new home, pack everything in a container or bag that you keep with you. If adopting a new pet, conduct a shopping trip before your pet arrives. You don't want to have to scurry for pet essentials when you're trying to welcome your new family member.
    1. Avoid Giving Your Pet Free Reign of Your Home
It's best to establish boundaries with your pet right from the get-go. Otherwise, you risk confusing your pet, delaying the training process, and damaging your home. Ideally, you should block off any areas that you don't want your pet to enter until they learn what areas are off-limits.
    1. Try to Bring Your Pet Home When You Have a Few Days Off
Introduce your pet to your new home when you have a few days to help them get acclimated to their new space. Try to pick a period when you can stay at home and don't have many other tasks on your to-do list. Your pet should be your primary focus during this time.

    2. Establish a Schedule for Your Pet
Decide ahead of time what your pet's day will look like in their new home. What time will they be fed, and who will do the feeding? How often will their walks and playtime be? While every moment of your pet's day doesn't need to be allocated, you should have a basic idea of when your pet's mealtimes and play sessions will be.

    3. Discipline Your Pet When Necessary
Your pet isn't going to behave perfectly. When they misbehave, know how to set them straight. Don't yell or scare them. Instead, stick with a firm "No!" or "Tsk!" When you catch your dog or cat doing something you want them to do, reward them with a treat and plenty of affection.

    4. Create a Safe Space
New surroundings are often overwhelming. See that your pet has a safe spot to retreat to when they feel scared. For a dog, a kennel is a terrific option that mimics a natural den. A seldom-used room is an excellent safe area for a cat.

DIY Tips for Designing a Home Library

    Home Library Tips

If you've always dreamed of having a home library to house your favorite novels, you can turn this dream into reality with some careful planning. Our real estate agents know that you don't need an entire room to create a gorgeous home library; instead, scour your home for unused or underused areas that will make a lovely home for your books. Here are some tips to follow when designing your home library.

    1. Make the Library Work for Your Lifestyle
While there's nothing wrong with the serenity of a conventionally quiet library, this simply isn't compatible with every household. One of the top benefits of a home library is that you can adapt it to your lifestyle. Maybe you have children who love to read, solve puzzles, and play board games. Set your home library up so that your children's reading materials are easily accessible; add a few kid-friendly chairs and tables so they have their own space. Or, maybe you know that you'll use your home library in between at-home work sessions. You might set-up your library in your home office so that you can take advantage of short breaks to enjoy a new book or reread an old masterpiece.
    1. Add Layers of Lighting
Your home library is one area where you don't want a lot of direct natural light, as sunlight can damage the delicate pages of your books. Instead, incorporate multiple layers of lighting to ensure you have ample illumination for your reading and research. Start by adding ambient lighting that reaches the entire room; recessed lighting and lighting fixtures are two alternatives for whole-room illumination. Then, add accent lighting around the various spaces of your home library. For example, you might add track lighting around your bookcases. Next, incorporate task lights into your home library. This includes items like desk lamps and floor lamps. Whenever possible, opt for lighting that's dimmable so you can adjust the lights to your needs.
    1. Use Space-Efficient Book Storage
When space is a concern, maximize storage for your books by choosing shelves that utilize frequently unused areas. Corner shelving units are one solution, as are vertical bookcases that extend to your home's ceiling. Make sure to invest in a sturdy step stool so that you can easily reach the books on the top shelves.
    1. Check the Weight Limits for Your Floors
Before your start setting up your shelves and books, confirm that your floors are capable of supporting the additional weight of a lot of books. Books are heavy, and if you store a lot of them in a concentrated area, it can put additional stress on the floor. If your floors can't support the additional weight as-is, a contractor can reinforce them by adding additional plywood or beams. When you add your home to the inventory of Round Rock homes for sale, you'll know that you completed the project correctly.
    1. Add Decorative Pieces
Make sure to add a few decorative items so that your home library reflects your tastes. A few framed photos, attractive bookends, pottery, or interesting sculptures can all add individuality to your new space.
